Dubai’s real estate and infrastructure development continues to expand with the latest construction contract for Bay Grove Residences on Dubai Islands. Nakheel, part of Dubai Holding Real Estate, has awarded Parkway International Contracting a contract worth more than AED 950 million to develop Phases 2 and 4 of the waterfront residential community. The project represents another major investment in Dubai’s growing residential property market.
The contract covers 617 homes across eight residential buildings, with units ranging from one to four bedrooms. The scope also includes basement construction, supporting infrastructure and community amenities such as swimming pools, sports courts and fitness centres. Phase 2 will deliver 360 homes, with completion expected by late 2028, while Phase 4 will add another 257 homes, targeted for completion in the second quarter of 2029.
Together with the previously awarded contracts for Phases 1 and 3, the full Bay Grove Residences development will comprise 1,154 homes across 15 buildings. Located on Dubai Islands near Deira, the waterfront community is planned to include landscaped public spaces, walking and cycling routes and access to Crystal Beach.
Large residential developments require extensive site preparation and construction activities. Excavators are commonly used for foundation excavation, basement works, drainage installation and utility trenches. Bulldozers and wheel loaders support land clearing, ground levelling and the transportation of soil and construction materials. These machines play an important role in preparing building sites and maintaining progress throughout different construction stages.
Continuous equipment operation can place considerable stress on machinery, particularly its undercarriage system. Excavators and bulldozers working on construction sites are exposed to abrasive soil, heavy loads and repeated movement. Track chains, bottom rollers, carrier rollers, idlers and drive sprockets may experience accelerated wear under these conditions.
For contractors, unexpected equipment downtime can affect project schedules and increase operating costs. Regular undercarriage inspections, correct track tension and timely replacement of worn components help maintain machine stability and operating efficiency. Choosing durable replacement parts that meet the equipment’s specifications is also essential for extending service life.
FL supplies a wide range of excavator and bulldozer undercarriage parts, including track chains, bottom rollers, top rollers, carrier rollers, idlers, drive sprockets, steel tracks and track adjusters. With precision machining and heat treatment processes, FL focuses on providing reliable components for demanding construction, mining and infrastructure applications.
As Dubai Islands continues to develop, construction contractors, equipment dealers and maintenance teams will need dependable machinery and replacement parts to support ongoing projects.
